Dear Grandma, I know this year has been one for the books, and figured it may be fun to write some holiday letters and fill you in on my upcoming plans... As you know, I've been living in SJ for the last few years, finishing up my degree, and I've fallen in love with the community. so much so, I've been thinking about purchasing a local income property. My realtor sent me a link to a 2-family (with 3bdrms in each unit), for only $149, 900! Wow, right! I couldn't believe it either, not at all like the prices back home - with 2 meters, so the tenants pay their own heat! This place has everything - large kitchens, separate dining rooms, and even an unexpected pantry tucked away, you'd be surprised by the extra space. Even the basement was so dry. I didn't expect that from a building in the oldest incorporated city in Canada. And, I'm toying with the idea of using the second unit as an airbnb - it would be fun to add some personal touches and be part of that growing market. Or, even as a typical rental, I could be renting for more than $1000/mth - I'll have the mortgage covered with just the rental income. Dad would love this place too - he kept reminding me that I'd want something 'with off-street parking'. well, there's lots and a single car garage too! I can't stop thinking about it, I've scheduled a second viewing and will be making an offer while I'm there - cross your fingers that mine will be the one accepted. *NOTE* ZONING IS COMMERCIAL
